Norland Managed Services
Everything Everywhere (EE) (T-Mobile and Orange) retains Norland Managed Services to maintain building services at its corporate buildings across the UK.
Two buildings on its Darlington campus had been experiencing mechanical heating, ventilation and air-conditioning (HVAC) failures in recent years, and the system also contained R22 coolant which is being gradually phased out. Extending over five floors and 8,500 sq m, the two buildings are used for offices and a call centre by more than 1,000 EE staff.
EE commissioned Norland to undertake a £1.5m project to remove the existing HVAC system and replace it with a new solution, upgrading the lighting to bring it up to standard and replace the ceilings throughout. At the same time, the passenger and goods lifts were to be replaced, a new AV/video conferencing suite created, and the two buildings fully decorated.
Despite requiring considerable planning, the phased implementation was designed and procured in under three months, with Norland also handling the design, CDMC and building control. Working closely with the client’s move manager, Norland devised a detailed programme and delivery handover process across five phases, rotating more than 1,000 staff over 15 weeks.
Use of the internet and a blog ensured that staff were communicated with effectively and efficiently. Soft landings principles were employed which allowed for a full programme of post-occupancy evaluation. Full training and handover was given through close-out and training sessions with the on-site team, regular walkrounds, review meetings, additional and refresher training, and encouraging feedback from the client and building users.
The project was completed on time, on budget and to the complete satisfaction of the client. This was the result of very detailed planning and programming by Norland, with a project that was superbly delivered to provide an upgrade to the buildings which is valued by the client and its staff alike.
