I am carrying out a DEC for a secondary school that has a leisure centre attached, which is used by the public, out of normal school hours. The extra hours add up to 1800 hours per year. The leisure centre area is 18% of the overall school area. As the major portion of the floor area is the school, I am proposing to use the Secondary School benchmark giving a total of 3672 hours per year. The client is questioning the hours numbers as this will give a "D" rating on the DEC. Has anyone elae had this problem and how did you solve it?

According to the software, the standard occupancy for a Secondary school is 1400 hours. The 3672 is actually the largest figure the ORCalc software will allow you to enter. The areas of the school and of the leisure centre should be entered separately and the hours of occupancy calculated separately for each. You mentioned the leisure centre is occupied for an 'extra' 1800 hours. Therefore, 1400 hours standard occupancy for the school, meaning 3200 hours total occupancy for the leisure centre. Compared to the proposed 3672 hours, with fewer hours entered into the software, will mean a higher rating.
