British Land

British Land manages, owns, finances and develops prime commercial property. The company has set challenging targets that include reducing energy intensity across its entire managed portfolio by 20% per square metre by 2011/12, compared to a 2008/09 baseline.

Following an award-winning pilot at British Land's multi-occupied head office, a new advanced metering system and optimisation process – the first of its kind for a UK property company – has been rolled out at nine office buildings and two shopping centres. The process, provided by EP&T Global, delivers continuous measurement, monitoring, management and priority grading. It gives access to granular data through extensive sub-metering; electricity, gas and water data is uploaded automatically to a central system online every 15 minutes; and a remote diagnostic service provides regular alerts and reports.

Already, savings are being seen ahead of schedule in most buildings, with a total reduction of 9% in base-building consumption (common areas and shared services) for the period from 1 July 2010 to 30 June 2011 compared to the year before. Across the seven existing buildings, this has saved 3 million kWh, more than 1,300 tonnes of carbon and almost £250,000. British Land has received the Better Buildings Partnership's (BBP) Owner-Occupier Partnership Award for the last two years. Initiatives include: green building groups with occupiers and building management teams; providing office occupiers with six-monthly building environmental statements; and offers to fund energy reviews. British Land's overall 2010/11 performance included: 15% less energy use across its like-for-like managed portfolio, compared to a 2008/09 baseline, saving 13.2 million kWh, 6,675 tonnes of carbon and £900,000 on occupiers’ energy bills; BREEAM Excellent sustainability ratings for all office developments and two retail developments, with on average 30% lower carbon emissions, compared to relevant Building Regulations; and obtaining The Carbon Trust Standard for achievements in reducing carbon emissions from energy.
