British Land BPA 2013 Winners

British Land manages, owns, finances and develops prime commercial property. Since winning the Client Energy Management Award last year, the company has almost doubled its energy reductions across its entire like-for-like portfolio.

Landlord-influenced energy use has been cut by 27% in 2012 compared to a 2009 baseline (improving on a 15% reduction in 2011). This significantly exceeded the 20% three-year reduction target, and so a 40% reduction target for 2015 has now been set.

Energy reductions have saved occupiers £3.3m on their energy bills and cut carbon emissions by 24,500 tonnes over the last three years. British Land is not resting on its laurels, however, with capital investment of £1.5m over the last two years to fund initiatives to drive further reductions.

Recent initiatives have included voluntarily rolling out Landlord Display Energy Certificate (DEC) prototypes at 18 multi-let office buildings; working through the Better Building Partnership to help develop a voluntary Landlord Energy Rating scheme; and, after approaches from the Department of Environment and Climate Change, participating in consultation on CRC, the Green Deal and with EEDO as it drafts its energy reduction strategy for the UK.

British Land’s strong approach to energy management is reflected in achievements such as scoring 96% for disclosure (up from 90% in 2011)in the CDP Leadership Index 2012, as well as achieving The Carbon Trust Standard.

Judges said, “Ofgem’s entry demonstrated a significant programme of work to improve their building, coupled with excellent evidence of user feedback and engagement. They are an example of what can be achieved by the public sector.” The Office of the Gas and Electricity Markets – occupies 9 Millbank in London, a Grade ll listed building completed in 1929. Ofgem has combined innovation and vision to sustain the historic building fabric while providing a modern, efficient office environment. An ongoing exercise of reducing energy and carbon emissions includes energy management using an automatic metering system; recommissioning of key services such as the BMS and controls; and improved lighting technology and controls.
