Building Services Compliance Officer (NIHE)
Your new company The services of Hays have been retained by our client, the Northern Ireland Housing Executive (NIHE) to recruit a Project Manager / Building Services Compliance Officer. Based from their head office on Adelaide Street, Belfast, within their Asset Management Building Safety team. This organisation has more than 85,000 properties and employs 3,000 members of staff throughout NI. Your new role Responsible to the Building Services Manager for ensuring the NIHE is fully compliant with its statutory and regulatory duties to its customers, employees, and third parties and to assist in the management and co-ordination of the planned and cyclical servicing and maintenance programme for the specialist mechanical and electrical equipment in NIHE Offices, Depots, High Rise Residential Blocks and Hostels. Some of the key duties include: To contribute to all aspects of the Building Services Function of the Building Safety Department, to ensure NIHE's compliance with its statutory and legislative Health and Safety obligations. To assist in the development and implementation of strategies, policies and procedures to ensure compliance with statutory and regulatory obligations, particularly in relation to Heating Systems, Electrical Safety, Carbon Monoxide and Smoke Detector and Lifting Equipment (including servicing and LOLER) across the NIHE stock portfolio. To provide assurance reports to senior management on the testing, inspection, maintenance and certification associated with all compliance areas mentioned above. A full job description can be provided on request. What you'll need to succeed To be eligible for this position, you must be able to meet one of the following 3 criteria: 1. Degree or equivalent (level 6) qualification in a relevant* technical qualification, relevant to any of the compliance areas managed by this role, plus a minimum of 2 years' relevant experience** OR 2. BTEC Higher Certificate/Diploma in a relevant* technical qualification or equivalent qualification relevant to any of the compliance areas managed by this role, plus a minimum of 3 years' relevant experience** in discipline OR 3. Candidates who do not possess the qualifications above but can demonstrate equivalent continuing professional development and experiential learning in any of the compliance areas managed by this role plus a minimum of 5 years' relevant experience*** A relevant qualification would be a qualification in a Building Services (Mechanical/Electrical) Discipline. For the purpose of shortlisting, candidates must demonstrate significant experience in all of the following areas: a. Experience and competency in current gas safety regulations, procedures and CP12 requirements b. Experience and competency in current Electricity at Work Regulations, the requirements for Fixed Electrical testing and Portable Appliance testing regimes c. Experience in managing contractors on multiple sites d. Experience in managing contracts in adherence to the specifications What you'll get in return Salary range, up £41,522. You will get the opportunity to work for a large Housing Body on an ongoing temporary contract. This position offers an immediate start with weekly payment via BACS transfer with all business mileage expenses being reimbursed at 45p per mile. The role allows for an excellent work-life balance with the working hours amounting to 37 per week along with an annual holiday entitlement of 35 days, inclusive of stats. Location: OxfordRate: £300 - £350 a day Title: Damp and Mould Surveyor Job Purpose:We are seeking a highly skilled and experienced Specialist Damp and Mould Building Surveyor to join our team. The successful candidate will be responsible for identifying, assessing, and managing issues related to damp, mould, and condensation in residential and commercial properties. This role is critical in ensuring the health, safety, and comfort of occupants, as well as maintaining the integrity of the building fabric. Key Responsibilities: Conduct detailed inspections and surveys of properties to diagnose causes of damp, mould, and condensation. Prepare comprehensive reports with findings, photographic evidence, and recommendations for remedial action. Advise on appropriate treatment methods and oversee the implementation of remedial works. Liaise with tenants, landlords, contractors, and internal teams to ensure effective communication and resolution of issues. Monitor and evaluate the effectiveness of treatments and ensure compliance with health and safety regulations. Maintain accurate records and ensure all work is carried out in accordance with relevant legislation and best practice.
