Project Manager - MEP Building Services -up to £70,000 + Car + Bonus + Package Role Overview Location: Manchester (site-based with flexibility). Project Value: £1bn+ Major Commercial New Build Development. An opportunity has arisen for an experienced MEP Building Services Project Manager to join a leading organisation delivering a £1bn+ landmark new-build development in Manchester. Working within a globally recognised Project Management Consultancy, you will take ownership of the mechanical, electrical, and public health (MEP) elements of this large-scale, complex scheme, ensuring successful delivery from design through to commissioning and handover. The successful candidate will immerse themselves fully in the scheme, taking responsibility for managing MEP packages from bid stage through to final delivery, providing continuity, technical leadership, and commercial oversight throughout the entire project lifecycle. This is a flagship project requiring strong leadership, technical expertise, and the ability to operate within a high-value, multi-stakeholder environment. Key Responsibilities Project Delivery Lead the delivery of all MEP packages from pre-construction/bid stage through to completion Manage interfaces between MEP, architectural, and structural teams Drive programme milestones and ensure alignment with the overall project schedule Identify and mitigate risks associated with MEP installation and commissioning Stakeholder Management Act as the primary MEP point of contact between client, consultants, subcontractors, and the project management team Build and maintain strong relationships across all stakeholders Chair and contribute to coordination and progress meetings Commercial & Contractual Provide input during bid and pre-construction phases, including programme, methodology, and cost planning Manage MEP budgets, cost reporting, and forecasting throughout delivery Review subcontractor packages, variations, and claims Support procurement strategy and contractor appointments Design & Technical Oversight Oversee MEP design development to ensure compliance, efficiency, and buildability Review technical submissions, drawings, and specifications Lead coordination using BIM to resolve clashes and integration challenges Ensure compliance with UK Building Regulations and industry standards Site Delivery Monitor installation quality and adherence to design intent Ensure health & safety compliance in line with CDM regulations Manage subcontractor performance and site progress Carry out inspections and quality assurance checks Commissioning & Handover Develop and manage commissioning plans and programmes Ensure all systems are tested, commissioned, and validated Oversee handover documentation including O&M manuals Support client training and post-completion activities Key Requirements: Experience Proven experience delivering MEP packages on large-scale UK construction projects Experience across both pre-construction (bid) and delivery phases Experience on major developments (commercial, residential, or mixed-use) Background with main contractors, developers, or consultancies Experience working within a structured project management environment on complex, high-value schemes Skills & Competencies Strong technical understanding of MEP systems Excellent stakeholder management and communication skills Commercial awareness and contract management expertise Ability to manage multiple interfaces in a fast-paced environment What’s on Offer Opportunity to work within a globally respected business on a £1bn+ landmark Manchester development Exposure to a tier-one project environment with industry-leading delivery standards Competitive salary and benefits package Clear long-term career progression

Working closely with their Property Managers, Facility Managers, and other business streams such as Building Consultancy and Project Management. In this role, you will be responsible for undertaking allocated M&E term consultancy auditing duties associated with building services and helping to develop the business both internally and externally while promoting excellence in M&E management standards and reducing risk.
