Air Conditioning Engineer (Installation Bias) Location: Essex (Chelmsford, Colchester, Southend – no London travel) Job Type: Full-Time, Permanent Salary: £40,000 – £45,000 (depending on experience) About the Company We are a well-established, family-run HVAC business operating since 1996, with a strong reputation for quality installations and long-term client relationships across Essex. Our work is 90% Essex-based , covering areas including Chelmsford, Colchester, and Southend, with a focus on delivering high standards in both domestic and light commercial environments. With a team of 12 staff, including 7 engineers, we pride ourselves on a supportive working culture, stability, and consistent workload. The Role We are looking for an experienced Air Conditioning Engineer with a strong installation background to join our growing team. The role is predominantly installation-focused ( 70% installs / 30% maintenance ), working across domestic properties and some commercial projects (approx. 30%). Key Responsibilities Installation of air conditioning systems to a high standard Servicing, maintenance, and fault finding on AC systems Working across domestic and light commercial sites Ensuring all work complies with industry regulations and safety standards Completing job sheets and documentation accurately Providing excellent customer service on-site Working independently and as part of a team Requirements Proven experience as an Air Conditioning Engineer Strong installation experience (essential) F-Gas certification Full UK driving licence Ability to work across Essex (no London travel required) What’s on Offer Salary: £40,000 – £45,000 Company van & fuel card 8:00am – 5:00pm working hours No call-out rota 28 days holiday (including bank holidays) Annual bonus based on performance Long-term, stable employment with an established company Supportive team environment with low staff turnover

Compliance Manager-Big 6
Your new company This public sector organisation has a great property team and plans to lead on how compliance of the big six is managed. They are driving the change needed to ensure they are delivering for both business and residents. Your new role Strategic & Operational Compliance LeadershipTake full operational responsibility for statutory property compliance across the Big Six: Building Safety / Fire Safety Gas Safety Electrical Safety Water Hygiene (Legionella) Asbestos Management Lifts & Lifting Equipment Act as the organisation's subject‑matter lead on compliance, advising senior leaders on risk, assurance, and mitigation. Governance, Assurance & Risk Ensure robust compliance frameworks, policies, procedures, and controls are in place and operating effectively. Lead internal audits, external audits, and regulator engagement, including preparation for Housing Regulator, Fire Authority, or internal assurance reviews. Building Safety & Emerging Regulation Support the organisation's response to: The Building Safety Act Fire safety reform Evolving housing regulation and consumer standards Ensure clear accountability models are in place for higher‑risk buildings (where applicable). What you'll need to succeed Proven experience in a senior compliance role within public‑sector housing or property services (local authority or housing association).Demonstrable hands‑on responsibility for managing all Big Six compliance areas. Strong working knowledge of: Building Safety legislation Housing regulation and statutory landlord duties Experience dealing with: Auditors Regulators Senior elected members or boards Excellent stakeholder management skills, with the ability to operate at operational and strategic level simultaneously. Comfortable stepping into pressured environments with live compliance challenges.
