Junior Electrical Surveyor
Junior Electrical Surveyor (Building Services) to £50,000 + Bonus + Package This opportunity would appeal to an individual with some Electrical Building Services experience either in a Design, Contracting, or FM capacity, who is interested in moving into the world of M&E Surveying. No fixed days in the office, only travelling to the office when needed for client/team meetings or site visits, which will usually be coupled with a social/team meet up. Alongside your experience in Building Services, you would also receive additional training to take on the following duties: Undertake site inspections at various sites throughout the UK (typically in and around London and within 2 hours commute, but, from time-to-time travel further around the UK and in Europe). Following site surveys, carry out a review of (Landlord/Operator) servicing, maintenance and statutory testing documentation and a review of (Landlord/Tenant/Operator) O&Ms/base build specifications (as made available) to assist and inform the reports. Production of MEP (technical due diligence/ vendors / condition) reports including summary of the electrical services, commentary on condition of installed services, high-level principal considerations and major MEP capital expenditure costs across the next 10-year period. Review of the tenure documentation including leases, licences for alterations, wayleave agreements, schedules of condition, base build definitions, Tenant fit-out guides etc. Prepare dilapidations assessments associated with the M&E systems for the demises in the requested format. Produce PPM CAPEX schedules across multiple properties. Undertake feasibility studies including site inspections, review of information and use the client brief to inform the strategy for the study. Produce a formal report and drawings, where necessary, to inform the feasibility study at various properties. Clients include small to large property consultants, surveyors, developers, and frameworks, across a variety of sectors including, Commercial, Education, Hotels, Residential and Healthcare. Responsibility of ensuring compliance with regulatory and legal requirements, when planning and undertaking works. To meet the requirements of NICEIC QS status for the company and conduct associated duties. After successful completion of QS assessment. (Not required at start of role). Full understanding of drawings, diagrams, and specifications to interpret, develop and adapt to a project during the course of its execution to achieve completion. Health and Safety, Quality & Environmental Ensure compliance with all company regulatory H&S, quality processes, and environmental policies and procedures. Competent in demonstrating the appropriate use of PPE so that it is deployed and used correctly, ensuring compliance to regulations, and ensuring workers are competent in its use. Undertake development and implementation of Health & Safety RAMS. Conduct regular site visits and carry out H&S and quality audit reporting. Conduct quarterly compliance checks for assigned team members. Complete Non-Conformance investigation reports when required. Develop alongside the Quality Assurance Team the tool box talk and CPD training material required to provide H&S training and compliance. Financial Responsibilities Order goods and services relevant to the works delegated to the section. Approve decisions, requests, expenditure, and recommendations associated with assigned contracts/works, and in agreement with your line management structure. Produce schedules, negotiate costs and timescales, agree best methods and practices to meet budgetary constraints, ensuring quality and time expectations are adhered to. Submit applications and invoices in a timely manner, in accordance with Client instructions and with a high regard for accuracy. Conduct Job costings, quarterly WIP figures, and other financial analysis of works assigned in accordance with financial processes and timescales. General The post holder will be required to demonstrate a proactive and positive mindset with a “hands on” approach; this may involve working on site from time to time.
