CIBSE is pleased to invite members and guests to an exclusive site tour of 205 North Quay, one of Brisbane’s most significant recently completed commercial developments. This landmark riverfront project sets a new benchmark for wellbeing‑led, climate‑responsive workplace design and offers a rare opportunity to explore how architecture and building services have been integrated to suit Brisbane’s subtropical environment.

The tour will be of particular interest to building services engineers, sustainability professionals and designers, with a focus on how mechanical, electrical, hydraulic and fire services support the building’s ambitious environmental and wellness objectives. However, anyone with an interest in high‑performance buildings and contemporary workplace design will also find the tour engaging and informative.


About the Building

Developed by Cbus Property and delivered by Hutchinson Builders, 205 North Quay is a premium‑grade office tower located on Brisbane’s river edge at the western end of the CBD. The building was designed by Hassell, Richards & Spence and REX following an international design competition.

Key facts include:

  • Approximately 43,700 m² of net lettable office space across around 30–37 levels
  • Outdoor terraces on every level, supporting natural ventilation, daylight access and occupant wellbeing
  • A dedicated whole‑floor wellness facility, including a 25‑metre open‑air lap pool
  • A publicly accessible open‑air plaza and 210‑seat auditorium at podium level
  • Targeting and achieving leading sustainability outcomes, including a 6 Star Green Star Design & As Built rating and a 5.5 Star NABERS Energy rating

The building exemplifies Brisbane City Council’s Buildings That Breathe principles, using passive design strategies such as façade shading, a strategically located core, and strong indoor–outdoor connections to reduce energy demand while enhancing occupant comfort. These architectural moves are supported by advanced building services systems designed to minimise energy and water use across the building’s lifecycle.


Event Format

The site tour will include:

  • An introduction to the project and its design intent
  • A guided walkthrough of selected building areas, with discussion of key building services strategies and outcomes
  • Opportunities to ask questions and engage directly with fellow professionals

Following the tour, attendees are invited to stay for drinks, nibbles and informal networking, providing a great opportunity to connect with peers and continue conversations sparked during the visit.
